Rather than throwing out a number that might not apply to you, let's walk through what actually drives the price.
Why We Don't List Prices Online
Every building is different. A small cafe with a single canopy and short duct run is a very different job from a large hotel kitchen with multiple extraction systems running across several floors. Quoting a flat rate wouldn't be fair to either — someone would end up overpaying and someone else would get an unpleasant surprise.

Factors That Affect Kitchen Extract Cleaning Costs
Here are the main things that influence what you'll pay for kitchen extract cleaning:
- System size. A larger system with more ductwork, multiple canopies, and longer runs takes more time and materials to clean. Size is usually the biggest factor.
- Level of contamination. A system that's cleaned regularly is quicker and easier to clean than one that hasn't been touched in years. Heavy grease and carbon buildup requires more work.
- Access difficulty. If your ductwork runs through tight spaces, across rooftops, or through areas that are hard to reach, the job takes longer and may require specialist equipment.
- Number of access panels. Well-designed systems with plenty of access panels are easier (and cheaper) to clean. Systems with limited access points require more creative approaches.
- Location. Travel time and distance affect pricing. A job in central Auckland might differ from one in rural Gisborne.
- Timing. Most commercial kitchen cleans happen outside operating hours. If you need work done during unsociable hours or on short notice, that can affect the price.
HVAC Duct Cleaning Cost Factors
HVAC duct cleaning has its own set of pricing factors, which are somewhat different from kitchen extract work:
- Total duct length. HVAC systems in large commercial buildings can have extensive ductwork running across multiple floors and zones.
- Number of AHUs. Each air handling unit needs individual attention. More units means more work.
- Type of contamination. Dust and general debris is standard. Mould, biological contamination, or post-construction debris may require specialist treatment.
- System complexity. VAV boxes, fire dampers, turning vanes, and other components add time to the clean.
- Certification requirements. If you need the clean to meet Greenstar or other certification standards, additional documentation and testing may be required.
12A Inspection Costs
The cost of a 12A inspection depends on:
- Number of systems. If you have multiple specified systems on your compliance schedule, each one needs its own inspection.
- System complexity. A simple single-canopy extraction system is quicker to inspect than a complex multi-zone ventilation system.
- Building size and access. Larger buildings with systems spread across multiple levels take more time.
- System condition. If issues are found during the inspection that need addressing, there may be additional costs for remediation.

Why the Cheapest Option Isn't Always the Best
When you're comparing quotes, it's tempting to go with the lowest price. But there are a few things worth considering:
- Thoroughness. A proper kitchen extract clean involves the canopy, filters, ductwork, and fan — the whole system. Some providers only clean what they can easily reach and call it done. You get a lower price, but you don't get a properly cleaned system.
- Compliance. If the clean isn't thorough enough to pass a 12A inspection, you'll end up paying twice — once for the initial clean and again to get it done properly. That's not a saving.
- Documentation. A good provider gives you before-and-after photos and a proper cleaning report. This is your evidence for compliance purposes and your IQP will want to see it.
- Qualifications. For 12A inspections, your provider must be a registered IQP. For cleaning, you want someone who knows what they're doing and has the right equipment for the job.
The goal is to get the job done properly, stay compliant, and avoid having to do it again in a hurry. A fair price for quality work is always better value than a bargain that doesn't actually solve the problem.
